If you're searching for the best real estate agent in Sandy, UT, you're probably comparing names, reviews and websites, and trying to figure out who actually knows this city. Canyons moved the Quarry Bend area to a different elementary school for 2026-27, and proposed school mergers in Sandy are still under study.
  • A city that's redeveloping, not expanding. Sandy is largely built out, so most change is happening through redevelopment in The Cairns, the 1,100-acre district between I-15 and the TRAX line. What's planned near a home can matter as much as the home itself.
  • Gated and HOA communities. Gated neighborhoods like Pepperwood on the east bench, and many townhome communities, can come with HOA rules and dues that need to be reviewed before you write an offer.
  • A competitive, higher-priced market. According to Redfin, Sandy's median sale price was $691,542 in August 2026, up 6.4% from a year earlier. Homes sold in a median of 36 days, and Redfin rated the market "very competitive." Priced right, homes move. Priced wrong, they sit.
