Living in Eagle Mountain, UT: What to Know Before You Move
Eagle Mountain, UT is one of the youngest and fastest-growing cities in Utah. It sits in Cedar Valley, west of the Lake Mountains in Utah County, about 14 miles from the Silicon Slopes tech corridor in Lehi. Thirty years ago it was mostly open range. Today it's home to about 66,500 people, and roughly 70% of its land is still undeveloped. What do homes cost in Eagle Mountain, UT?
According to Redfin, the median sale price in Eagle Mountain was $505,416 in August 2026, up 1.6% from a year earlier. Homes took a median of 53 days to sell, and Redfin rates the market "somewhat competitive" (57 out of 100). About 29% of homes sold above their list price, and the typical home sold for 99.8% of asking.
That puts Eagle Mountain among the more affordable places to buy a newer home in northern Utah County. It's a big reason so many first-time buyers and growing families start their search here.
What is the cost of living like in Eagle Mountain?
Eagle Mountain is a family town through and through. According to the city, the median household income is about $101,800, the average household has 4.35 people, and the median age is just under 25. Over 91% of homes are owner-occupied. Because most homes are newer, many buyers spend less on big repairs in their first years than they would with an older home. On the other hand, newer master-planned communities often come with HOA dues, so ask about them on every home you consider.
Is Eagle Mountain still growing?
Yes, and fast. Eagle Mountain grew from 43,623 people in the 2020 Census to an estimated 66,557 in 2025, about 52% in five years. The city expects about 85,000 residents within five years and has more than 25,000 additional homes already approved for future development. Builders are adding roughly 1,200 new homes a year, so new construction is a big part of the market here.
What are the best neighborhoods in Eagle Mountain?
Eagle Mountain is made up of master-planned communities, each with its own feel:
- The Ranches: The city's established northeastern section, closest to Saratoga Springs and Lehi, with mature landscaping and some of Eagle Mountain's older homes.
- Silver Lake: Home to the Silver Lake Amphitheater and Silver Lake Woodhaven Park.
- Firefly: The city's largest planned community, at about 8,700 homes. It has its own regional park, bike park, pump track and skate park.
- Overland: About 4,200 planned homes. One of the biggest new-construction areas in the city.
- Upper and Lower Hidden Valley: Together about 4,400 homes, near Hidden Hollow Elementary.
- Harmony: About 2,500 planned homes around the new Sage Canyon Middle School.
- Pinnacles: A newer area west of Cedar Valley High, home to the new Juniper Basin Elementary.
- Smaller communities: Parkway Fields, Porters Crossing, Eagle Quest, Sunset Flats, Oquirrh Mountain, Scarlet Ridge and Sage Park.

What are the schools like in Eagle Mountain?
Eagle Mountain's public schools are part of Alpine School District today. On July 1, 2027, they move into the new Lake Mountain School District. The city has nine public elementary schools, two middle schools (Frontier and the new Sage Canyon) and Cedar Valley High School, plus charter options such as The Ranches Academy, John Hancock Charter School and Rockwell Charter High School. Who are Eagle Mountain's big employers?
Eagle Mountain has become one of Utah's data center hubs. Meta has invested more than $3 billion in its Eagle Mountain data center campus, which opened in 2021. Google and QTS also operate data centers in the city. Meta's presence has funded road, water and school improvements. Many residents also commute to the Silicon Slopes tech corridor in Lehi and Draper.
How is the commute from Eagle Mountain?
Most Eagle Mountain commuters head east on SR-73 (Cory Wride Highway) or Pony Express Parkway. Lehi's Silicon Slopes is about 14 miles away. Provo is about 40 minutes, and downtown Salt Lake City is under an hour in light traffic. Rush hour can add real time, so test-drive your commute before you buy. Relief is coming: UDOT plans a $459 million upgrade to turn SR-73 into a freeway with frontage roads. Starting in 2027, the Mountain View Corridor is also set to be extended to connect with SR-73 and Pioneer Crossing in Saratoga Springs.
What is there to do outdoors in Eagle Mountain?
Eagle Mountain has over 135 miles of trails, five regional parks and more than 50 neighborhood parks:
- Cory B. Wride Memorial Park: The city's signature park, with a splash pad open daily from Memorial Day to Labor Day.
- Mountain Ranch Bike Park: 30 acres of jump lines and flow trails.
- Firefly Bike Park and Firefly Pump Track
- Pony Express Memorial Regional Park: Home to the Pony Express Skate Park and Pony Express Memorial Arena.
- Smith Ranch Regional Park: Includes its own skate park.
- The Lake Mountains: Mountain bike trails right outside town, ridable much of the year.
Eagle Mountain's history is close at hand too. The city includes a site along the original Pony Express Trail, and a boulder carved with petroglyphs made by the Fremont people about 1,800 years ago.
What community events does Eagle Mountain have?
The biggest is Pony Express Days each summer. It includes a Memorial Day ceremony, a carnival at Cory B. Wride Memorial Park, a grand parade and a fireworks show. There's also a demolition derby and a PRCA rodeo at Pony Express Memorial Arena, and the rodeo has repeatedly won "Rodeo of the Year" in the PRCA Wilderness Circuit.
