  • Utah's First-Time Homebuyer Assistance Program: up to $20,000. You can put it toward your down payment, closing costs or a lower interest rate. It's 0% interest with no monthly payment, and you repay it when you sell or refinance. The home must be newly built and never lived in, priced at $450,000 or less. You must have lived in Utah for at least 12 months and not owned a home in the last 3 years, and you apply through a Utah Housing participating lender. Funds are limited, so check what's left before you count on it.
  • Utah Housing FirstHome loan. Current limits on Utah Housing's site: in Salt Lake County, income up to $126,100 (1–2 people) or $145,000 (3+) and a price up to $666,600; in Utah County, income up to $143,000 (1–2 people) or $166,800 (3+) and a price up to $769,100.
  • Utah Housing down payment second mortgage. It can cover most or all of your down payment. Its rate is 1% higher than your main loan, and credit scores above 620 are allowed.
  • Salt Lake Board of Realtors American Dream Grant: $10,000 toward down payment and closing costs. Requirements: a first-time buyer (or no home owned in 3 years), credit score above 640, household income up to $141,400, pre-qualified with a lender, and your agent must be a Salt Lake Board of Realtors member.

It depends on the loan. Utah Housing's down payment second mortgage can cover most or all of it, and the state's $20,000 program can help with a newly built home of $450,000 or less. A lender can tell you exactly what you qualify for.
