Living in Sandy, UT: What to Know Before You Move
Sandy, UT sits at the southeast corner of Salt Lake County, about 13 miles south of downtown Salt Lake City, with the Wasatch Mountains rising right behind it. It's a city where you can ride TRAX to work, catch a Real Salt Lake game at America First Field and be on the road up Little Cottonwood Canyon to Snowbird and Alta in minutes. Below are the questions I hear most from people thinking about a move to Sandy, with honest answers and real numbers.
What do homes cost in Sandy, UT?
Sandy is one of the higher-priced cities in the south end of the Salt Lake Valley. According to Redfin, the median sale price in Sandy was $691,542 in August 2026, up 6.4% from a year earlier. Zillow's Home Value Index puts the typical Sandy home at about $659,401 as of August 2026.
Prices vary a lot by area. The Historic Sandy neighborhood had a median sale price of about $553,233 in August 2026, well below the city-wide figure.
The market moves at a healthy clip. In August 2026, Sandy homes sold in a median of 36 days, about 1 in 5 sold above list price, and Redfin rated the market "very competitive" (70 out of 100). For buyers, that means being ready to act when the right home comes up. For sellers, it means pricing and presentation still matter.
What is the cost of living like in Sandy?

Sandy is a city of homeowners. Three out of four homes are owner-occupied, which gives neighborhoods a settled, stable feel. Property taxes depend on the home and its tax area, so I always pull the actual tax figure for any Sandy home my clients are considering.
Is Sandy growing?
Not the way many Utah cities are, and that's part of its appeal. The Census Bureau counted 96,904 people in Sandy in 2020 and estimates 92,386 in 2025. Sandy is largely built out, so instead of new subdivisions on the edge of town, change here is happening through redevelopment, especially in The Cairns.
What are the best neighborhoods in Sandy?
"Best" depends on what you're after, but here are areas I'd point you to and why:
Historic Sandy
The Sandy Historic District, listed on the National Register of Historic Places in 2007, is roughly bounded by State Street, 9000 South, 700 East and Pioneer Avenue. Its homes date back as far as 1875, from Sandy's days as a mining and smelting town, with lots of Victorian and Colonial Revival character. It's also within reach of the Historic Sandy TRAX station, and it's one of the more affordable ways into the city.
Willow Creek
The neighborhood around Willow Creek Country Club, a private 18-hole club founded in 1957 on Willow Creek Drive, is one of Sandy's established golf-course communities.
Crescent
Crescent is one of Sandy's original settlement names, dating to 1863, and you'll still see it on Crescent Elementary and the Crescent View TRAX station. This part of southwest Sandy, around 11400 South, has quick access to both TRAX and I-15.
Pepperwood and the east bench
Pepperwood is a gated community in the foothills on Sandy's east bench. The east bench in general, near Dimple Dell Regional Park and the mouths of Bells Canyon and Little Cottonwood Canyon, is where many homes have bigger lots and big mountain views.
Near The Cairns
If you want to walk to dinner, a show or a game, look at homes and townhomes near The Cairns, Sandy's downtown district between I-15 and the TRAX line.
What is The Cairns?
The Cairns is Sandy's 1,100-acre city center plan, running from 9000 South to 11400 South between I-15 and the TRAX line. It's being built out in Central, South and East "villages." It already includes:
- America First Field, home of Real Salt Lake and the Utah Royals
- Hale Centre Theatre at the Mountain America Performing Arts Centre, which moved to Sandy in 2017
- Mountain America Exposition Center on State Street
- The Shops at South Town, which opened in 1986
Sports are a growing part of Sandy's story. The Utah Mammoth practice rink near the Shops at South Town, now called the Select Health Ice Center, offers public skating and youth programs, and a Utah Jazz practice facility is under construction next door, expected to open in 2027 or 2028.
What are the schools like in Sandy?
Sandy is served by Canyons School District, which is headquartered right here in Sandy. Alta High and Jordan High are both inside city limits, and some parts of Sandy are assigned to Hillcrest High or Brighton High. There's also a K-12 charter, Beehive Science & Technology Academy.

How is the commute from Sandy?
Sandy gives you real options for getting around, by train or by car.
- TRAX: the Blue Line has four Sandy stations: Historic Sandy, Sandy Expo, Sandy Civic and Crescent View.
- I-15: Sandy has three nearby exits, at 9000 South, 10600 South and 11400 South.
- FrontRunner: the closest commuter rail stations are South Jordan and Draper, just west and south of Sandy.
- Mountains: Wasatch Boulevard takes you from Sandy to Little Cottonwood Canyon. From where the canyon road begins in Sandy, it's about 7 miles to Snowbird and about 9 miles to Alta.
The Census Bureau puts the average commute for Sandy residents at 22.7 minutes.
What is there to do outdoors in Sandy?
- Dimple Dell Regional Park: about 600 acres of open space running through the middle of Sandy, managed by Salt Lake County, with trails for hiking, biking, running and horseback riding.
- Bells Canyon Trail: starts from trailheads in Sandy and climbs about 4.8 miles and 3,500 feet to the Bells Canyon reservoirs and into the Lone Peak Wilderness. No dogs, since it's Sandy City watershed.
- Little Cottonwood Canyon: world-class skiing at Snowbird and Alta, plus summer hiking, right at Sandy's back door.
- Dimple Dell Recreation Center: an indoor leisure pool, lazy river, lap pool, basketball courts, indoor track and a 35-foot climbing wall.
- Storm Mountain Park: tennis courts, a soccer field, a playground and home of the Sandy City Balloon Festival.
- A new recreation center: Sandy is rebuilding the former Alta Canyon Sports Center, keeping the outdoor pool, with an expected opening in January 2027.
Just over the line in Draper, the Loveland Living Planet Aquarium is an easy outing for families.
What community events does Sandy have?
Sandy's summer calendar is a big part of living here. The Sandy City 4th of July Celebration at the Sandy Promenade has a 5K, a parade, a concert and fireworks. In August, the Sandy City Balloon Festival fills the sky over Storm Mountain Park with morning launches and an evening balloon glow. All summer long, the Sandy Amphitheater hosts an outdoor concert series.
