It has a real historic downtown, the Steel Days celebration every July, a FrontRunner station, and quick access to the Silicon Slopes tech offices next door in Lehi. Here's what to know about home prices, neighborhoods, schools, commute and the outdoors before you move.

What do homes cost in American Fork, UT?

According to Redfin, American Fork's median sale price was about $501,000 in August 2026. That figure is a rolling three-month number, and it's down 7.9% from a year earlier. Zillow's typical home value for American Fork was $523,873 as of August 31, 2026, up 2.1% from a year earlier. The two sources measure things differently, so think of the middle of the market as roughly the low-to-mid $500,000s. That's a little below Zillow's typical value for Utah County as a whole, $540,766.

Utilities are simple here. American Fork City handles water, sewer, garbage and pressurized irrigation for watering your yard, and you set them up through the city's utility office on Main Street. Electricity comes from Rocky Mountain Power, and natural gas comes from Enbridge. Ask about utility costs on any home you're considering, especially one with a big yard.

Is American Fork still growing?

Yes. The Census Bureau counted 33,337 people in American Fork in 2020 and estimates 41,020 for 2025, an increase of about 23% in five years. American Fork was settled in 1850, making it one of the oldest cities in Utah County, and you can still feel that history downtown.

What are the best neighborhoods in American Fork?

There's no single "best" neighborhood. It depends on your budget, your commute and how much yard you want. Here are the areas buyers ask me about most:

  • Historic Downtown and Main Street: The American Fork Historic District has been on the National Register of Historic Places since 1998. It covers the blocks around 100 South and Main Street, with homes built between 1868 and 1940 and the Alpine Stake Tabernacle at its heart. This is where you'll find older homes with character on established lots, a short walk from City Hall on Main Street.
  • North American Fork, near Art Dye Park: The neighborhoods around American Fork High School, American Fork Junior High and Art Dye Park, with Fox Hollow Golf Course close by. This part of town works well for families who want to be near the schools, ball fields and the American Fork River Trail.
  • East American Fork, near the hospital: The east bench around Intermountain American Fork Hospital and Barratt Elementary, close to the Pleasant Grove and Cedar Hills borders and a short drive from American Fork Canyon.
  • South and west American Fork, near FrontRunner: The area south of Main Street toward I-15, the FrontRunner station and Utah Lake. You'll find more townhomes and condos here, which makes it a good fit for first-time buyers and commuters.
  • Granite View Estates (55+): An age-restricted community of 41 attached homes built between 2008 and 2014. It's a good option for empty nesters who want to stay in American Fork with less yard to care for.

Zillow also tracks home values by neighborhood. As of August 2026, its typical values ranged from about $427,000 in Geneva Heights to about $685,000 in Heatheridge, with Northridge (about $580,000) and Windsor (about $559,000) toward the upper end.

Who are American Fork's big employers?

Intermountain American Fork Hospital, a 90-bed community hospital on 1100 East, is one of the city's anchors. American Fork is also home to the offices of Alpine School District today, and the new Aspen Peaks School District will be based here too. And the Silicon Slopes tech campuses in Lehi are just one or two I-15 exits away, so many of my American Fork buyers work in tech without living in Lehi.

What are the schools like in American Fork?

American Fork's public schools are part of Alpine School District today. Starting with the 2027-28 school year, they move into the new Aspen Peaks School District. The city has five public elementary schools, American Fork Junior High and American Fork High, home of the Cavemen, plus Odyssey Charter School, a K-6 charter school inside city limits.

How is the commute from American Fork?

  • I-15: American Fork has two exits: 500 East (exit 276) and Pioneer Crossing/Main Street (exit 278). Pioneer Crossing also carries you west to Saratoga Springs.
  • FrontRunner: American Fork's station is at 782 W 200 S, with a free park-and-ride lot of about 550 spaces. Trains run north through Lehi to Salt Lake City and Ogden, and south through Vineyard to Provo.
  • Silicon Slopes: Lehi's tech corridor and Thanksgiving Point are just north on I-15, which makes American Fork a popular choice for people who work there but want a more established town.

What is there to do outdoors in American Fork?

  • American Fork Canyon and the Alpine Loop: Just northeast of town, the canyon is home to Timpanogos Cave National Monument and Tibble Fork Reservoir, and the Alpine Loop Scenic Byway climbs over to Sundance. The upper section closes in winter.
  • Art Dye Park: American Fork's big community park at 550 E 1000 N, with five baseball fields, pickleball courts, soccer fields, playgrounds, disc golf and access to the American Fork River Trailhead. It's also where Steel Days wraps up with fireworks.
  • American Fork Fitness Center: The city's recreation center at 454 N Center Street has a competition pool, a leisure pool and a hot tub, plus fitness facilities.
  • Fox Hollow Golf Course: A city-owned course at 1400 N 200 E, with a driving range.
  • American Fork Boat Harbor: American Fork's access to Utah Lake, at 1730 S 100 W, with a marina and fishing for white bass and catfish.
  • Murdock Canal Trail: A 17-mile paved trail along the bench from Orem to Lehi, a few minutes from town. It's great for biking, running and strollers.

What community events does American Fork have?

The big one is Steel Days, held every July. Its roots go back to 1865, when it started as "Timber Day," and it took the Steel Days name in 1945 to honor the Columbia Steel plant that brought thousands of jobs to Utah Valley. The celebration includes a grand parade, a car show, a carnival, art shows, garden tours, and a big show with fireworks at Art Dye Park. Many families who grew up here still plan their summer around it.
