Living in Saratoga Springs, UT: What to Know Before You Move

Saratoga Springs, UT sits on the northwest shore of Utah Lake, with the Lake Mountains rising behind it to the west. In one day you can launch a paddleboard at the city marina, pick up groceries at the Costco on Redwood Road, and catch the sunset from a trail in Mt. Saratoga. Few cities in Utah have grown faster. Here's what to know about home prices, neighborhoods, schools, commute and the outdoors before you move.

What do homes cost in Saratoga Springs, UT?

According to Redfin, the median sale price in Saratoga Springs was about $499,100 in August 2026. That's a rolling three-month figure, up 5.3% from a year earlier. Zillow's typical home value for Saratoga Springs was $552,914 as of August 31, 2026, up 0.4% from a year earlier. The two sources measure things differently, so think of the middle of the market as roughly $500,000 to $550,000.

Other figures from Redfin for August 2026:

  • Homes sold in about 48 days on average, much faster than the 68 days a year earlier.
  • About 1 in 4 homes (24.4%) sold above list price.
  • Homes sold for about 99.6% of list price on average.
  • Redfin rates Saratoga Springs 54 out of 100, "somewhat competitive."

What this means for buyers: you have more time to decide than you did a few years ago, but the well-priced homes still go quickly. What this means for sellers: homes are selling faster than last year, and pricing right from day one is what gets you there.

Saratoga Springs has a wide range of homes: townhomes, newer single-family homes in master-planned communities, lakeside homes near Utah Lake, and a 55+ section in Legacy Farms. New-construction builders active here include Lennar, EDGEhomes and Richmond American.

What is the cost of living like in Saratoga Springs?

One change to know about: property taxes. On August 11, 2026, the City Council adopted a 50% increase in the city's share of the property tax, its first increase since 2008. The extra money goes to police, fire and a new fire station on the east side of the city to shorten emergency response times. City leaders estimated the cost at about $13.83 a month for most homeowners. Keep in mind the city's share is only part of your tax bill. Most of it goes to the school district.

Sales tax in Saratoga Springs is 7.45% in 2026. When you look at a home, ask about HOA dues too. They're common in the newer master-planned communities.

Is Saratoga Springs still growing?

Yes, faster than almost anywhere in Utah. The Census Bureau estimates Saratoga Springs grew 62.8% between 2020 and 2025, to 61,397 people. The city's own estimate is higher, about 73,000, and it expects more than 120,000 residents when it's fully built out. It's also one of the youngest cities in the state: more than 4 in 10 residents are under 18.

Saratoga Springs has a short history as a city. It was incorporated in December 1997. Its name goes back to 1884, when Beck's Saratoga Springs resort opened at the hot springs here, named after Saratoga Springs, New York.

What are the best neighborhoods in Saratoga Springs?

There's no single "best" neighborhood. It depends on your budget, your commute and how much yard you want. Here are the areas buyers ask me about most:

  • Wildflower: On the city's northwest edge, off 2400 North and Redwood Road along the foothills. It's billed as "Utah's first Active Family Community." Lennar, Richmond American and EDGEhomes are all building here. Lennar's The Valley at Wildflower has pickleball and a dog park, with a lake coming soon.
  • Legacy Farms: A 182-acre D.R. Horton community with a clubhouse and pool, community gardens, trails and its own elementary school. The Villas at Legacy Farms is a 55+ section, a good fit for empty nesters who want less upkeep.
  • Mt. Saratoga: About 688 acres on the city's west side, between Pony Express Parkway and SR-73. It's planned around five villages (Quailhill, The Ridge, Highridge, Overlook and Ridgehorne) and more than 246 acres of open space, including a 201-acre park with over 10 miles of trails. EDGEhomes' Highridge village has an amphitheater, a clubhouse and pool, and six pickleball courts.
  • Talus Ridge: The neighborhood next to Mt. Saratoga, which the city plans as its extension.
  • Harvest Hills: In north Saratoga Springs, with single-family homes, townhomes and condos, plus Harvest Park and Harvest Elementary.
  • Bayside Shore: A Century Communities neighborhood of single-family homes on Utah Lake's northwest shore, close to the water.
  • Jacobs Ranch: In south-central Saratoga Springs, home to the Jacobs Ranch Israel Canyon Trailhead Park, the jumping-off point for hikes into the Lake Mountains.

What are the schools like in Saratoga Springs?

Saratoga Springs' public schools belong to Alpine School District today. Starting July 1, 2027, they move into the new Lake Mountain School District, along with Eagle Mountain, Cedar Fort and Fairfield. The city has seven elementary schools, two middle schools (Lake Mountain and Vista Heights) and Westlake High School, plus charter schools like Lakeview Academy and Ascent Academies. A second high school is under construction near the Saratoga Springs Utah Temple and is set to open in 2028.

How is the commute from Saratoga Springs?

Most people here drive. Redwood Road (SR-68) runs north–south through the city, and Pioneer Crossing connects east to I-15. Here's roughly how long the drive takes:

The Census Bureau puts the average commute for Saratoga Springs residents at 28.7 minutes.

Relief is on the way. The Mountain View Corridor freeway opened from Herriman to 2100 North in Lehi in December 2025. UDOT is now building the 2100 North freeway between I-15 and Mountain View Corridor in Lehi. It's due in late 2028, and UDOT estimates it will save drivers about 12 minutes at peak times. Extending Mountain View Corridor south to SR-73 could start as early as 2027.

For transit, UTA Route 806 connects Saratoga Springs and Eagle Mountain to the Lehi FrontRunner station and Utah Valley University.

What is there to do outdoors in Saratoga Springs?

  • Utah Lake and the city marina: The city-run marina at Marina Park (200 E. Harbor Parkway) has three docks, a boat ramp and pavilions. The city also hosts a free Summer Marina Party there each July.
  • Inlet Park: At 222 S. Saratoga Road, where the Jordan River leaves Utah Lake. It's the trailhead for the Utah Lake Shoreline Trail, the Jordan River Trail and the Saratoga Hot Springs, with fishing and non-motorized boating.
  • Jordan River Parkway Trail: Runs north from Inlet Park toward Salt Lake County.
  • Patriot Park: A 30-acre park with six baseball fields named for the branches of the military, eight pickleball courts, batting cages and a Veterans Monument.
  • Neptune Park: At 452 W. 400 North, home to most city events and the Monday-evening farmers market.
  • The Lake Mountains: Right behind the city. The Israel Canyon hike is about 8 miles round trip with roughly 3,000 feet of climbing.
  • Mt. Saratoga's trails: More than 10 miles of trails in a 201-acre park on the city's west side.

What community events does Saratoga Springs have?

The city's big celebration is Splash Days, held the second full weekend of June. Recent years have included a parade, a car show, a pickleball tournament, a drone show and fireworks. The city also hosts the Summer Marina Party, Summer Monday Fundays, a Fall Festival and "Celebrate in Saratoga" for the holidays.

A few landmarks you'll get to know quickly:

  • The Saratoga Springs Utah Temple, dedicated in August 2023.
  • The new City Hall and Library at 319 S. Saratoga Road, next to Patriot Park, which opened in January 2026. The library holds more than 100,000 items.
  • Costco on Redwood Road, which opened in 2020.

The city also has a plan for a walkable downtown with a Main Street and a "Saratoga Square," on about 200 acres between Pioneer Crossing and Foothill Boulevard. Full build-out could take more than 10 years.
