Living in Bluffdale, UT: What to Know Before You Move

Bluffdale, UT is the last city you reach in Salt Lake County heading south. It sits about 20 miles from downtown Salt Lake City, where the Jordan River squeezes through the Jordan Narrows and the Traverse Mountains meet Camp Williams. It's also one of the fastest-growing cities in the valley. The population went from 7,598 in 2010 to 17,014 in the 2020 Census, and it's now around 19,500. Even so, Bluffdale has held on to something most of its neighbors lost: room. There are bigger lots, horse properties and open fields, plus a summer rodeo that still brings the whole town out.
Here's what I tell buyers who are thinking about living in Bluffdale.
What Do Homes Cost in Bluffdale?
According to Redfin, the median sale price in Bluffdale was about $619,000 for the three months ending August 2026. That's down 6.9% from the same period last year. Homes are taking longer to sell, averaging 44 days on the market compared with 23 a year ago. That means buyers have more room to negotiate than they did in 2025. Redfin rates the market "somewhat competitive," with about one in six homes selling over list price.
The median only tells part of the story, because Bluffdale's range is unusually wide. At the entry level, townhomes in communities like Day Ranch start in the upper $400s. In the middle are newer single-family homes in master-planned neighborhoods. At the top are custom homes and acreage properties with mountain views, which can reach $2.5 million. Horse properties and large lots are a big reason the city's average price runs well above its median.
What's the Cost of Living Like?
Housing is the biggest line item, and the rest is fairly typical for the south end of Salt Lake County. A few Bluffdale-specific things to know:
- Property taxes: Salt Lake County's effective property tax rate is about 0.56%. Utah also taxes a primary residence on only 55% of its value, thanks to the 45% primary residential exemption. Your exact bill depends on your home's tax area, so check the county assessor's records for any home you're considering.
- Getting around: Bluffdale has no public transit service within the city, so most households plan around driving. That's worth factoring in if you've been counting on transit.
- Lot size: A bigger lot means more yard to water and maintain. If you're buying acreage or horse property, ask about irrigation shares and water rights up front.
Best Neighborhoods in Bluffdale
- Independence at the Point: A master-planned community of about 296 acres at the south end of the city, near Porter Rockwell Boulevard and I-15. When it's finished, it will have roughly 1,900 homes: single-family homes, townhomes and apartments. It has its own splash pad, playground, basketball court and trail network, and Summit Academy's Independence campus (K–8) is right in the neighborhood. It's a good fit for buyers who want newer construction and a quick freeway on-ramp.
- Day Ranch: Newer homes and townhomes around Day Ranch Park. The park opened in 2023 and has a skate park, pump track, mountain bike skills course, pickleball courts and an all-abilities playground. It's one of the more affordable ways into Bluffdale.
- Spring View Farms: A south Bluffdale neighborhood along Spring View Parkway with its own neighborhood park and trail access.
- Parry Farms and Bluffdale Heights: Neighborhoods that each have their own city park. Parry Farms Park has pickleball courts and playgrounds.
- West-side acreage and horse property: Along Redwood Road and the older parts of the city, you'll find the larger lots, animal rights and horse properties that give Bluffdale its equestrian character. This is my specialty. If you're looking for room for horses, a shop or a big garden, this is where to look.
Schools in Bluffdale
Bluffdale is in Jordan School District. The city has two district elementary schools, Bluffdale Elementary (with Portuguese dual immersion) and Mountain Point Elementary (with Spanish dual immersion). It also has Hidden Valley Middle, which opened in 2020, and most students go on to Riverton High. There are also four public charter campuses inside city limits: North Star Academy and three Summit Academy campuses, including Summit Academy High School.

What's the Commute Like?
Bluffdale is the Point of the Mountain city, sitting right between Salt Lake and Utah counties, so you can commute either direction.
- I-15 is on the east side of the city, and Porter Rockwell Boulevard connects Bluffdale's neighborhoods to it. That's your route north to Salt Lake City or south to the Lehi and Silicon Slopes tech corridor.
- Bangerter Highway runs north from the Point of the Mountain up the west side of the valley.
- Mountain View Corridor: A new four-mile freeway section opened in December 2025 along Bluffdale's western edge, linking it into northern Utah County. It also added a four-mile, 12-foot-wide multi-use trail with five pedestrian bridges.
- FrontRunner: There's no station in Bluffdale. The closest is Draper Station (12997 S. FrontRunner Blvd.), a short drive away.
One heads-up for 2026–27: 14600 South is closed between Spring View Parkway and about 1010 West. The city is replacing the old one-lane railroad underpass with a four-lane underpass that will include trails. It's expected to reopen in late April 2027. Until then, use Redwood Road and Bangerter or Porter Rockwell Boulevard.
Parks, Trails and Things to Do
- Wardle Fields Regional Park (14148 S. 2700 West): A Salt Lake County park on the old Wardle family farm. It has two racing zip lines, a 25-foot fire-watchtower playground, climbing and bouldering walls, 16 pickleball courts and a splash pad that's open Memorial Day through Labor Day. It's free and a favorite for families.
- Bluffdale City Park (2400 W. 14400 South): The heart of town, with sports fields, pickleball courts, a stage and the equestrian arena.
- Old West Days: Every July, the Bluffdale Old West Days rodeo, sanctioned by the Rocky Mountain Professional Rodeo Association, takes over the equestrian park, and it's followed by the city's festival and parade. Mutton bustin' included.
- Jordan River Parkway and the Jordan Narrows: The paved Jordan River Parkway trail runs through Bluffdale. At the south end, the Jordan Narrows is where the river enters Salt Lake County, and you can still see the Turner Dam and the ruins of an 1899 power plant.
- City parks and trails: Bluffdale maintains nearly 60 acres of parkland across nine parks, plus about 16 miles of trails. The newest trail runs along the Mountain View Corridor.
Is Bluffdale a Good Place to Live?
If you want space, Bluffdale is hard to beat this close to both Salt Lake City and Silicon Slopes. It fits families who want newer schools and parks, buyers who want acreage or room for horses, and commuters heading either direction from the Point of the Mountain. The trade-offs are that you'll drive more, and some roads are still catching up with the growth.
