Living in West Jordan, UT: What to Know Before You Move
West Jordan, UT is Utah's third most populous city, home to about 116,800 people, and sits roughly 18 miles southwest of downtown Salt Lake City. It stretches from the Jordan River on the east to the foothills of the Oquirrh Mountains on the west. The east side has the city's historic roots around Gardner Village. The west side is where newer communities like Terraine are still being built. In between are established neighborhoods with mature trees, real yards, and some of the best value in the southwest Salt Lake Valley.
Here's what buyers ask me most about living in West Jordan: what homes cost, which neighborhoods to look at, schools, commute, and what there is to do.
Housing Prices and Cost of Living
According to Redfin, West Jordan's median sale price in August 2026 was $539,643, up about 1.8% from a year earlier. Homes went pending in about 34 days, and roughly 30% sold above list price. Redfin rates the market "somewhat competitive." The median price per square foot was about $231.
That puts West Jordan below several of its neighbors in the southwest valley, which is a big reason first-time buyers and growing families look here. Your price depends a lot on where you land. You'll find townhomes, established ramblers, larger two-story homes on the west bench, and brand-new construction.
A few cost-of-living basics to plan for:
- Property tax: Utah exempts 45% of your primary home's market value from property tax, which helps keep annual bills down.
- Income and sales tax: Utah's state income tax is a flat 4.45% for 2026. The combined sales tax rate in West Jordan is 7.45%.
- Utilities: The City of West Jordan provides water, sewer, and garbage service to most of the city. Some areas get water from Kearns Improvement District instead. Rocky Mountain Power provides electricity, and Enbridge provides natural gas.
- HOA fees: Many newer communities and most townhome developments have an HOA. Ask for the monthly dues and what they cover before you write an offer.
The Best Neighborhoods in West Jordan
Terraine. This is West Jordan's newest master-planned community, along Terraine Road on the west bench of the Oquirrh Mountains. It covers about 630 acres, roughly a third of it set aside as open space, and is planned for around 3,000 homes when it's fully built. That includes single-family homes, townhomes, and apartments from several builders, including Ivory Homes. The community gathering spot, The Shed, has a coffee shop. Hiking trails and an amphitheater are part of the plan. Terraine launched with homes starting in the low $400,000s, which makes it one of the more affordable ways to buy new construction in the valley.
Jordan Hills. This west side neighborhood sits near the Mountain View Corridor at the base of the Oquirrhs. It's known for early-2000s two-story homes, newer Craftsman and ranch-style homes, and townhomes. Neighborhood favorites include Maple Hills Park and the trails at Sycamores Open Space Park.
Copper Hills. Also on the west side, Copper Hills has a mix of ramblers and two-story homes, many of them newer or recently remodeled. Buyers here are usually paying for more square footage and newer construction.
Edenbrooke. This central neighborhood near 9000 South is close to Holy Cross Hospital – Jordan Valley, Mountain View Golf Course, and Brown's Meadow Park. You'll find early-2000s two-story homes, remodeled ramblers, and townhomes. It's hard to beat for a central location.
Jordan Oaks. This neighborhood has 1990s ranch-style and split-level homes near South Valley Regional Airport and Jordan Landing. It's a convenient spot with established yards.
Welby. This area along Old Bingham Highway has the 4800 West Old Bingham Highway TRAX station, which is handy for anyone who wants to take the Red Line to work.
East West Jordan and Gardner Village. This is where the city started. Archibald Gardner built his mill here in 1877, near the Jordan River. Homes on the east side tend to be older, and they're close to Gardner Village, Veterans Memorial Park, and the Historic Gardner TRAX station.
Schools
West Jordan is served by two school districts. Most of the city is in Jordan School District, where students attend either West Jordan High or Copper Hills High depending on the address. A smaller part of the city is in Granite School District. West Jordan also has six charter schools, including Hawthorn Academy, Ascent Academies of Utah, and Itineris Early College High School.

Commute
By car. Bangerter Highway runs north–south through the middle of West Jordan, and the Mountain View Corridor serves the west side. I-15 and I-215 are a short drive east. Downtown Salt Lake City is about 18 miles away.
By TRAX. The Red Line runs through West Jordan, with stations at Historic Gardner, West Jordan City Center, 2700 West Sugar Factory Road, Jordan Valley, and 4800 West Old Bingham Highway. It connects north to downtown Salt Lake City and the University of Utah, and south to Daybreak.
Local jobs. Many residents work close to home. Local employers include Holy Cross Hospital – Jordan Valley, Salt Lake Community College's Jordan Campus, and the stores at Jordan Landing.
Outdoor Recreation and Things to Do
- Veterans Memorial Park. The 69-acre "crown jewel" of the city's park system has a swimming pool, a five-field baseball complex, the accessible Field of Dreams, the city's veterans memorial, and the Rodeo Arena. The Gene Fullmer Fitness & Recreation Center is here too.
- The Western Stampede. This has been a West Jordan tradition since 1959. Every year around the Fourth of July, Veterans Memorial Park hosts a PRCA rodeo, a carnival, a vendor fair, fireworks, and the Grand Parade on July 4th.
- Ron Wood Park. At 5900 West New Bingham Highway, it has Utah's first all-wheels park, with a 20,000-square-foot concrete skate park and pump track. It also has the Sierra Newbold all-abilities playground, a summer splash pad, and baseball fields, plus basketball, tennis, and pickleball courts.
- Jordan River Parkway Trail. This paved trail follows the Jordan River for about 40 miles and runs along West Jordan's east edge. It's great for walking, running, and biking.
- Gardner Village. Archibald Gardner's 1877 mill is on the National Register of Historic Places and is now a village of shops and restaurants at 1100 West 7800 South.
- Jordan Landing. This 500-acre shopping center next to Bangerter Highway has Target, Walmart, Sam's Club, Lowe's, and a 24-screen Cinemark theater.
- Mountain View Golf Course. A Salt Lake County public course in West Jordan.
- More than 50 city parks. You're rarely far from a playground or a field.
What to Know Before You Buy
- Check the school district, not just the school. West Jordan has two school districts, so confirm whether the address is in Jordan or Granite before you fall in love with a house.
- Ask who provides the water. The city serves most homes, but some areas are on Kearns Improvement District water.
- Look at the airport's location. South Valley Regional Airport sits in the middle of the city. If you're looking at homes nearby, visit at different times of day.
- New construction keeps going on the west side. Communities like Terraine are still building out, so expect construction traffic and new amenities opening over time.
