Living in South Jordan, UT: What to Know Before You Move

South Jordan, UT sits about 18 miles southwest of downtown Salt Lake City, between the Jordan River on the east and the Oquirrh Mountains on the west. It was founded in 1859 along the river and incorporated in 1935. It's now home to about 87,600 people, according to the Census Bureau's 2025 estimate, up roughly 13% since 2020. Much of that growth has happened in Daybreak on the city's west side.

What makes South Jordan different from its neighbors is range. You can live on a quarter-acre lot in an established neighborhood, in a walkable townhome near a TRAX station, or within walking distance of a Triple-A ballpark. Here's what matters if you're deciding whether to move here: what things cost, which neighborhoods stand out, schools, commute, and what there is to do outside.

Housing Prices and Cost of Living

Home prices. According to Redfin, South Jordan's median sale price in August 2026 was $629,583, down about 1.5% from a year earlier. Homes took a median of about 50 days to sell, and about 1 in 5 sold above list price. Redfin rates the market 55 out of 100, "somewhat competitive." For buyers, that means more room to negotiate than South Jordan has seen in a while, though well-priced homes in popular areas still move fast.

Prices vary a lot by home type and neighborhood. Condos and townhomes in Daybreak start around the mid-$400,000s. Established single-family homes in Glenmoor run roughly $540,000 to $1 million, depending on size and updates.

Property taxes. Utah exempts 45% of your primary home's market value from property tax, which keeps bills lower than many buyers expect. Your tax bill is split among several entities, and the city says about 39% goes to Jordan School District and roughly 15 cents of each dollar goes to the city.

Other costs to plan for:

  • Income and sales tax: Utah's state income tax is a flat 4.45% for 2026. Sales tax in South Jordan is 7.45%.
  • Utilities: Electric is Rocky Mountain Power, and natural gas is Enbridge Gas (formerly Dominion Energy). South Jordan City handles water and trash, and South Valley Sewer handles sewer.
  • HOA fees: in Daybreak, the base community association fee is $144.50 a month for 2026. It includes fiber internet, access to the community pools and community center, and free boating on Oquirrh Lake. Townhomes and condos usually pay an additional sub-association fee.

The Best Neighborhoods in South Jordan

Daybreak. South Jordan's master-planned community, built on former Kennecott land on the west side of the city. Larry H. Miller Real Estate took over development of the remaining land in 2021. Daybreak is known for its walkability. It has a 50-mile trail system called "The Loop," dozens of parks, community pools, and Oquirrh Lake at its center. You'll find everything from condos and townhomes to large single-family homes and brand-new construction, all within a short walk or bike ride of a park.

Downtown Daybreak, SoDa Row, and South Station. Daybreak's urban core is the most walkable part of South Jordan. It includes townhomes and condos, shops and restaurants, and TRAX access. It's anchored by The Ballpark at America First Square, home of the Salt Lake Bees, and the new Megaplex with bowling and an arcade. The SpringHouse village here is designed for buyers 55 and older, which is worth a look if you're downsizing.

Glenmoor. An established neighborhood built mostly in the 1980s and 1990s around Glenmoor Golf Club. It's known for ramblers on larger lots (around 10,000 square feet on average) and mature trees. It's a favorite with buyers who want space, a single-level home, and a yard without a big HOA.

East South Jordan and the river corridor. The older side of the city, near Redwood Road, South Jordan City Park, and the Jordan River Parkway Trail, has traditional single-family neighborhoods close to the city's original roots.

Room for horses. South Jordan still has agricultural and large-lot zones where horses are allowed (generally two horses on a half-acre or more). Zoning varies property by property, so if animals are part of your plan, I verify a home's zoning before you write an offer.

Schools

South Jordan is served by Jordan School District, with part of the city (much of Daybreak) feeding Herriman High and the rest feeding Bingham High. It also has five tuition-free charter schools. Commute

South Jordan has more transit options than most south-valley cities:

  • TRAX Red Line: three stations in the city. South Jordan Parkway (10600 South), South Jordan Downtown (opened in 2025, serving the ballpark), and Daybreak Parkway (11400 South). The Red Line connects to downtown Salt Lake City and the University of Utah.
  • FrontRunner: the South Jordan station at 10351 S. Jordan Gateway, just west of I-15, has free parking. It's a fast option to downtown Salt Lake City or south to Lehi and Provo.
  • By car: I-15 runs along the east edge of the city, Bangerter Highway runs through the middle, and the Mountain View Corridor runs along the west side near Daybreak.

Without traffic, downtown Salt Lake City is about 20 minutes by car, Salt Lake City International Airport about 25 minutes, and Lehi's Silicon Slopes tech corridor about 20 minutes. The Census Bureau puts the average commute for South Jordan residents at about 24 minutes.

Outdoor Recreation and Things to Do

  • Oquirrh Lake (Daybreak): kayaking, canoeing, and paddleboarding on a non-motorized lake. Fishing is allowed with a Utah license, and it's ringed by walking paths.
  • Bingham Creek Regional Park (10200 S. 4800 W.): a newer Salt Lake County park with soccer fields, an 18-hole disc golf course, a bike skills course, pickleball, a splash pad, and a big playground. When it's fully built out, it's planned to be the largest park in the county.
  • Jordan River Parkway Trail: a paved trail running along the river through the east side of the city, part of a roughly 40-mile corridor from Utah Lake to the Great Salt Lake.
  • Golf: Glenmoor Golf Club is a public 18-hole course with a lighted driving range. Mulligans Golf & Games is a city-owned spot with a two-story driving range, mini golf, and batting cages, next to the river trail.
  • South Jordan Fitness & Aquatic Center (10866 S. Redwood Road): a leisure pool with a slide and lazy river, an indoor track, and indoor turf.
  • Salt Lake Bees baseball at The Ballpark at America First Square, which opened in April 2025.
  • SoJo Summerfest every June at South Jordan City Park, with a carnival, food trucks, and fireworks, and The Gale Museum for local history.
