Living in Herriman, UT: What to Know Before You Move

Herriman, UT sits at the base of the Oquirrh Mountains in the southwest corner of the Salt Lake Valley, about 18 miles from downtown Salt Lake City. It was settled in 1851 and named for Henry Harriman, one of its first settlers. For most of its history it was a small farm town. It incorporated as a town in 1999 and became a city in 2001, when it had only about 1,500 residents. Today it's home to about 63,300 people, according to the Census Bureau's 2025 estimate, up roughly 15% since 2020. Between 2010 and 2019, Herriman was the fastest-growing city in the country with more than 10,000 residents.
It's also one of the youngest cities in the valley. The median age is 32.4, and about a third of residents are under 18. If you're deciding whether Herriman is the right fit, here's what matters: what homes cost, which neighborhoods stand out, schools, the commute, and what there is to do outside.
Housing Prices and Cost of Living
Home prices. According to Redfin, Herriman's median sale price in August 2026 was $588,610, down about 3.5% from a year earlier. Homes took a median of 52 days to sell, and about 23% sold above list price. Redfin rates the market 59 out of 100, "somewhat competitive." For buyers, that means some room to negotiate. Well-priced homes in popular neighborhoods still draw competition.
Property taxes. Utah exempts 45% of your primary home's market value from property tax, which keeps bills lower than many buyers expect.
Other costs to plan for:
- Income and sales tax: Utah's state income tax is a flat 4.45% for 2026. Sales tax in Herriman is 7.45%.
- Utilities: Electric is Rocky Mountain Power, and natural gas is Enbridge Gas. Herriman City handles water (new accounts require a $200 deposit). Jordan Basin Improvement District handles sewer, and Wasatch Front Waste & Recycling handles trash.
- Internet: Herriman doesn't have a city-owned network. All West Communications and other private companies offer fiber in parts of the city, so check availability for the specific address.
- HOA fees: Many of Herriman's newer neighborhoods have an HOA. Fees vary by community and home type, so ask for the exact number before you write an offer.
The Best Neighborhoods in Herriman
Rosecrest. Herriman's flagship master-planned community, on the foothills along the city's south side. The developer lists about 2,500 acres, more than 300 acres of open space, and more than 20 miles of trails. Homes range from starter townhomes to luxury view homes. Newer phases are still going in on the south hillside.
Anthem. A newer neighborhood on the north side of the city, along Anthem Park Boulevard near Copper Mountain Middle School. It's a mix of single-family homes, townhomes, and apartments, which makes it popular with first-time buyers and growing families.
Herriman Towne Center. The area around City Hall on Herriman Main Street. It has townhomes and apartments, restaurants, and J. Lynn Crane Park, which has a splash pad in summer and an ice-skating ribbon in winter. Blackridge Reservoir is right next door.
Historic Herriman. The original town, near Pioneer Street, where Fort Herriman was built in 1855. Two black locust trees planted at the fort's gate are still standing. This part of the city has older homes and some of Herriman's larger lots.
Room for horses. Herriman allows horses and other farm animals in certain zones, generally up to two large animals on lots under an acre. Zoning varies property by property, so if animals are part of your plan, I verify a home's zoning before you write an offer.
Olympia. A 933-acre development on the northwest side of the city, annexed into Herriman in 2021. It's being built in phases with homes, shops, parks, and trails. It's worth watching if you want brand-new construction.
Schools
Herriman is served by Jordan School District. The city is split between two high school feeders, Herriman High and Mountain Ridge High, and it has eight public elementary schools and three tuition-free charter schools. For college, the SLCC Herriman Campus at 14551 S. Sentinel Ridge Blvd. opened in fall 2023. It's a partnership between Salt Lake Community College and the University of Utah.
Commute
- By car: The Mountain View Corridor runs north-south through the city. 12600 South and 13400 South are the main east-west routes toward Bangerter Highway and I-15.
- By transit: Herriman doesn't have a TRAX station. UTA Route 126, which started in April 2025, runs hourly on weekdays. It connects Herriman to the Daybreak Parkway TRAX station (Red Line) and the Draper Town Center TRAX station (Blue Line), with connections to Draper's FrontRunner station.
The Census Bureau puts the average commute for Herriman residents at about 27 minutes.
Outdoor Recreation and Things to Do
- Blackridge Reservoir: a beach, wading, kayaking, and paddleboarding against the Oquirrh Mountains. Motorized boats aren't allowed, and paddlers need Utah's annual mussel-aware boater course. There's no lifeguard. Weekend and holiday parking is $15 from May 1 to September 7.
- More than 60 miles of trails: over 37 miles of dirt trails in the Oquirrh foothills for hiking, biking, and horseback riding, plus more than 23 miles of paved paths.
- Butterfield Canyon and Rose and Yellow Fork Canyon: Salt Lake County canyons on the city's west edge for hiking, mountain biking, and horseback riding. Motorized vehicles aren't allowed in Rose and Yellow Fork.
- W & M Butterfield Park (6212 W. Butterfield Park Way): 60 acres with three rodeo arenas, a stall barn, five baseball diamonds, and sports fields.
- Fort Herriman Towne Days: the city's biggest event, held every June at Butterfield Park, with a parade, carnival, car show, 5K, and fireworks.
- Zions Bank Stadium: a 5,000-seat stadium at Real Salt Lake's Zions Bank Real Academy. It's home to the Real Monarchs soccer team and the Utah Warriors rugby team.
What to Know Before You Buy
- Camp Williams borders the city to the south. The Utah National Guard base holds live-fire training that nearby homes can hear. In 2010, a fire that started during training there burned about 3,500 acres, destroyed three homes, and led to more than 1,200 homes being evacuated. If you're looking at a foothill home, ask about wildfire risk and insurance early.
- Herriman is still under construction. Olympia and the south-hillside developments will add homes, roads, and schools over the next several years. Jordan School District has also proposed school boundary changes for the 2027-28 school year.
- There's no post office in Herriman. Residents use the Riverton Post Office at 12760 S. 2080 W.
