Living in Riverton, UT: What to Know Before You Move

Riverton is one of the fastest-growing cities in the southwest Salt Lake Valley — about 47,400 people as of the Census Bureau's 2025 estimate, up roughly 4.6% since 2020. It's known for newer master-planned neighborhoods, big parks, and easy freeway access via Bangerter Highway and the Mountain View Corridor, without giving up the small-town feel of a Fourth of July parade. Here's what actually matters if you're deciding whether to move here: what things cost, which neighborhoods stand out, schools, commute, and what there is to do outside.

Housing Prices & Cost of Living

As of today, Redfin puts Riverton's median home sale price at $583,064, up 1.1% from a year ago. Homes are selling in about 36 days on average, and Redfin rates the market 71 out of 100 — "Very Competitive," with roughly one in four homes selling above list price. Across the city, prices run from the mid-$400,000s for entry-level homes up to $1.2 million or more for new construction on larger lots. Property taxes run around 0.6% of assessed value annually, which is on the moderate side for the Salt Lake Valley.

Best Neighborhoods in Riverton

Mountain Ridge — One of Riverton's newer master-planned communities, with single-family homes, townhomes, and condos starting in the high $600,000s. Four private clubhouses with gyms and pools, soccer fields, a splash pad, pickleball courts, and a 10-acre city park are all part of the community, which sits right off the Mountain View Corridor and Bangerter Highway — about two minutes from Costco.

Western Springs — A family-oriented neighborhood near Mountain View Village, with a median sale price around $499,759. It's a mix of townhomes (starting near $300,000) and single-family homes (up to about $950,000), including sub-communities like Parkside, known for low HOA dues, and Aspen Springs, a townhome community with a pool, hot tub, clubhouse, and gym.

Monarch Meadows — A newer neighborhood in far southwest Riverton built around Monarch Meadows Park and the Rose Creek Trail. It's mostly two-story single-family homes, plus detached homes on smaller lots that sell near townhome prices, and recent listings have ranged from about $450,000 to $790,000. Foothills Elementary sits right next door.

Stone Ridge — One of Riverton's established single-family neighborhoods in the central part of the city, within easy reach of Riverton City Park and the Jordan River Parkway Trail.

Harvest Gardens — Riverton's 55+ active adult community, a strong fit for downsizers and empty nesters looking to stay in the area without the upkeep of a larger home.

Schools

Commute

Two highways do most of the work getting Riverton residents around the valley: Bangerter Highway and the newer Mountain View Corridor, both running north–south and connecting to I-15. From Riverton, plan on roughly 15–20 minutes to the Silicon Slopes tech corridor, 25–30 minutes to downtown Salt Lake City, and about 30 minutes to Salt Lake City International Airport. There's no TRAX or FrontRunner station inside Riverton itself — the closest light-rail access is South Jordan's TRAX Red Line station, a short drive away.

Outdoor Recreation

Riverton City Park anchors the city's outdoor life, with sports courts, playgrounds, a splash pad, and even a rodeo arena — one of 33 parks covering more than 540 acres citywide. The Jordan River Parkway Trail runs through Riverton with two trailheads, part of a paved trail system stretching 45 miles across Salt Lake County. Closer to home, the Western Springs Trail and Midas Creek Trail connect several of the newer neighborhoods. History buffs can visit the Old Dome Meeting Hall, a rebuilt landmark from Riverton's pioneer days, and every Fourth of July the city comes together for Riverton Town Days.
