Living in Lehi, UT: What to Know Before You Move
Lehi, UT sits at the north end of Utah County, just south of the Point of the Mountain, and it has grown from a pioneer farm town into the heart of Utah's "Silicon Slopes" tech corridor. In the same day you can walk past the Lehi Roller Mills on historic Main Street, ride FrontRunner from the Thanksgiving Point station, and bike the Murdock Canal Trail home to Traverse Mountain. Here's what to know about home prices, neighborhoods, schools, commute and the outdoors before you move.
What do homes cost in Lehi, UT?
According to Redfin, Lehi's median sale price was about $589,600 in August 2026. That figure is a rolling three-month number, and it's down 4.7% from a year earlier. Zillow's typical home value for Lehi was $569,889 as of August 31, 2026, up 1.6% from a year earlier. The two sources measure things differently, so think of the middle of the market as roughly the high $500,000s.
Other figures from Redfin for August 2026:
- Homes sold in about 40 days on average, a little faster than the 44 days a year earlier.
- About 1 in 5 homes (21.7%) sold above list price.
- Homes sold for about 99% of list price on average.
- Redfin rates Lehi 65 out of 100, "somewhat competitive."
What this means for buyers: well-priced homes still move, but most buyers have a little room to negotiate. What this means for sellers: pricing it right from day one matters more than it did in 2021 or 2022.
You'll find nearly every type of home in Lehi: older homes near historic Main Street, townhomes near the tech campuses, and newer single-family homes in master-planned communities.
What is the cost of living like in Lehi?

One thing many newcomers don't know: Lehi runs its own utilities. Lehi City Power supplies electricity, and the city also provides water, sewer and pressurized irrigation for watering your yard. Garbage pickup is usually included, unless your HOA handles it. Natural gas comes from Enbridge. Ask about utility costs on any home you're considering, especially a newer home with a big yard.
Is Lehi still growing?
Yes, quickly. The Census Bureau counted 75,907 people in Lehi in 2020 and estimates 95,313 for 2025. That's an increase of more than 25% in five years. Lehi was settled in 1850 and incorporated in 1852, making it one of Utah's oldest cities. Today it's also one of Utah's youngest: more than a third of residents are under 18.
What are the best neighborhoods in Lehi?
There's no single "best" neighborhood. It depends on your budget, your commute and how much yard you want. Here are the areas buyers ask me about most:
- Traverse Mountain: On the hillside on the city's northeast side, near the Point of the Mountain. Homes look out over Utah Valley. The Outlets at Traverse Mountain sit at the bottom of the hill, right off I-15 exit 284. The Murdock Canal Trail ends nearby, and Toll Brothers is building new homes here in Canyon Point at Traverse Mountain.
- Holbrook Farms: An Ivory Homes community of newer homes on Lehi's west side.
- Cold Spring Ranch: A D.R. Horton master-planned community with townhomes, cottage homes and single-family homes. It has a pool, clubhouse, pickleball courts and a pump track.
- Ivory Ridge: A neighborhood built around Ivory Ridge Park, whose splash pad runs from Memorial Day through Labor Day.
- Historic Downtown and Main Street: Lehi's Main Street Historic District has been on the National Register of Historic Places since 1998. This is where you'll find older homes on bigger lots, the Lehi Roller Mills, the Hutchings Museum and the Lehi Legacy Center.
- Thanksgiving Point area: The business park around Thanksgiving Point, home to many of Lehi's tech offices. Townhomes and condos here put you close to work and to the FrontRunner station.
Who are Lehi's big employers?
Lehi is home to Adobe's Utah campus and the headquarters of Ancestry, Podium and Weave, along with many other tech companies along I-15. For a lot of my buyers, a short commute to Silicon Slopes is the main reason they choose Lehi.
What are the schools like in Lehi?
Lehi's public schools are part of Alpine School District today. Starting with the 2027-28 school year, they move into the new Aspen Peaks School District. Lehi has 12 public elementary schools, three middle schools, and two high schools, Lehi High (the Pioneers) and Skyridge High (the Falcons), plus six charter schools.

How is the commute from Lehi?
- I-15: Lehi has four exits within city limits, at Main Street (exit 279), 2100 North (exit 282), Triumph Boulevard (exit 283) and Timpanogos Highway/SR-92 (exit 284). Exit 278 at Pioneer Crossing sits just over the line in American Fork.
- Mountain View Corridor: The freeway section from Herriman to 2100 North in Lehi opened in December 2025, giving the west side another route north into Salt Lake County.
- Coming soon: UDOT began building the 2100 North freeway connection between I-15 and Mountain View Corridor in March 2026. It's expected to finish in late 2028, and UDOT estimates it will save drivers about 12 minutes each way at rush hour.
- FrontRunner: Lehi's station is at 3101 N Ashton Blvd, next to Thanksgiving Point. It has more than 700 free parking spaces, and trains run north to Salt Lake City and south to Provo Monday through Saturday.
- Further out: UDOT and UTA have picked light rail as the long-term plan to connect Draper and Lehi across the Point of the Mountain. It isn't funded yet, so don't plan around it.
What is there to do outdoors in Lehi?
- Thanksgiving Point: Lehi's best-known destination. It includes the 55-acre Ashton Gardens, the Museum of Ancient Life (one of the world's largest collections of mounted dinosaur fossil casts), the Museum of Natural Curiosity, the Butterfly Biosphere, Curiosity Farms and a golf course.
- Murdock Canal Trail: A 17-mile paved trail that runs from Orem to near Traverse Mountain. It's great for biking, running and strollers.
- Jordan River Parkway Trail: You can reach it from Olympic Park or through the underpass by the FrontRunner station.
- City parks: Lehi has more than 250 acres of parks and more than 10 miles of trails. Favorites include Ivory Ridge Park's splash pad, Pointe Meadow Skate Park, disc golf at Dragonfly Park, and the Hidden Canyon Trailhead, which connects to more than 28 miles of hiking and biking trails.
- American Fork Canyon and the Alpine Loop: SR-92 starts at I-15 in Lehi and climbs past Timpanogos Cave National Monument on the Alpine Loop Scenic Byway. The upper section closes in winter.
- Lehi Legacy Center: The city's 96,000-square-foot recreation center on Center Street has three gyms, an indoor track, a lap pool and a lazy river.
What community events does Lehi have?
The big one is the Lehi Round-Up, held every June. It began in 1937 as "Community Day" and has been the Lehi Round-Up since 1941. Round-Up Week fills the calendar with community events and wraps up with the rodeo, and it's a big part of what keeps Lehi's small-town roots alive as the city grows. Downtown, the Lehi Roller Mills, made famous by the movie Footloose, and the Hutchings Museum keep Lehi's history front and center.
