Down Payment Assistance Programs Utah Buyers Should Know About
Think you need tens of thousands of dollars saved before you can buy a home? Think again.
One of the biggest things I hear from first-time homebuyers is, “I don't think we have enough money for a down payment.”
And I completely understand why. Between rising home prices, closing costs, moving expenses, and everyday life, saving a large amount of cash can feel nearly impossible.
But here's the good news: there are down payment assistance programs available to qualifying Utah homebuyers that may help make homeownership more achievable.
As a Utah Realtor, one of the things I love most about my job is helping buyers understand their options. You don't always know what you qualify for until you ask!
What Is Down Payment Assistance?
Down payment assistance, often called DPA, is financial assistance that can help eligible homebuyers cover some or all of their required down payment and, depending on the program, potentially some closing costs.
The assistance can come in different forms. Some programs offer grants, while others may provide a second mortgage or another type of assistance.
The important thing to remember is that every program has its own requirements.
Your income, credit history, purchase price, location, loan type, and whether you're a first-time buyer can all affect eligibility.
Utah Has Programs Designed to Help Buyers
Utah offers several programs designed to help qualified buyers become homeowners.
One program I frequently encourage buyers to ask their lender about is Utah Housing Corporation and its available homebuyer assistance options.
Depending on the program and the buyer's qualifications, assistance may be available for things like the down payment and/or closing costs.
There may also be programs available through specific cities, counties, employers, lenders, or other organizations.
That's why I don't recommend assuming you don't qualify simply because you've heard that assistance is only for people with very low incomes.
There are more options out there than many buyers realize.
Who Can Qualify for Down Payment Assistance?
This is where things get important.
Not everyone will qualify, and the requirements vary by program. Some common factors include:

Household income

Credit score and credit history

Debt-to-income ratio

Purchase price
-
Property location
-
Loan type
-
First-time homebuyer status

Completing an approved homebuyer education course
Some programs may have income limits based on the county where you're purchasing.
And remember, "first-time homebuyer" doesn't always mean you've never owned a home before. Certain programs define a first-time buyer as someone who hasn't owned a primary residence within a specific period of time.
Don't Forget About Closing Costs
A common mistake I see is buyers focusing only on the down payment.
Even if you have enough money for your down payment, you may still need money for closing costs, prepaid taxes and insurance, inspections, appraisal fees, and other expenses associated with purchasing a home.
Some assistance programs can help with these costs, depending on the program and your qualifications.
That can make a significant difference when you're trying to preserve some savings for after you move into your new home.
What If You Don't Have 20% Down?
This is another misconception I hear all the time.
You do not necessarily need 20% down to buy a home.
There are loan programs that allow qualified buyers to purchase with significantly less than 20% down.
The right loan depends on your individual situation, and that's why having a good lender on your team is so important.
For some buyers, combining a low-down-payment loan with an assistance program can make purchasing a home much more realistic.
What Should You Do First?
If you're thinking about buying a home in Utah, don't start by assuming you can't afford it. Start by finding out what you actually qualify for.
Here's where I recommend starting:
1. Talk to a lender
A good lender can review your income, credit, debts, and finances and help determine which loan programs and assistance options may be available to you.
2. Ask specifically about down payment assistance
Don't be afraid to ask, “Are there any down payment assistance programs I might qualify for?”
It's a simple question that could potentially save you thousands of dollars.
3. Get pre-approved
A pre-approval gives you a much better idea of your actual purchasing power and allows us to shop for homes based on real numbers—not guesses.
4. Talk with your Realtor
This is where I come in.
My job isn't just to open doors and write offers. I want to help you understand the entire process and connect you with the right professionals along the way.
I'll help you look at the numbers, understand the market, and make sure you're considering the costs beyond just the list price.
Don't Let the Down Payment Stop You
If buying a home has been sitting in the back of your mind because you don't think you have enough saved, I'd encourage you to have a conversation before you completely rule it out.
You may not qualify for assistance. You may need to save a little longer. Or you may discover that there are options you didn't know existed.
The only way to know is to ask.
